First impressions are formed in seconds
Estate agents will tell you the same thing in different words: buyers decide how they feel about a property within the first thirty seconds of walking through the door. Cleanliness — genuine, detail-level cleanliness, not just a tidy surface — is one of the few variables a seller can control right up until viewing day.
This matters more, not less, at the luxury end of the market, where buyers are consciously comparing finish quality against a mental benchmark of hotel-grade presentation.
What a turn-key clean actually covers
Beyond the obvious — kitchens, bathrooms, floors — a proper pre-listing clean addresses the details that photograph poorly and that buyers notice subconsciously: streak-free glazing and mirrors, grout that's been treated rather than just wiped, hardware and fittings polished rather than dusted, and skirting boards free of the fine grime that accumulates over years of occupancy.
Outdoor and transitional spaces matter too. Entranceways, balconies and garden furniture are often overlooked in a standard clean but are exactly where a buyer forms their first and last impression of the property.
Timing it around your listing
We recommend booking a turn-key clean 24–48 hours before your first professional photography session, and a lighter maintenance visit before each subsequent open house if the property remains occupied during the sale process.
